Prosper homes ask a little more from an HVAC system.
The town was incorporated in 1902 by settlers who named it Prosper — apparently with optimism. It stayed under 3,000 residents for the next century. Then Windsong Ranch broke ground as Texas's largest master-planned community, and the population hit 50,000 by 2023. Many of those Windsong homes, built 2015–2022, still have original builder systems. Some are still in warranty. Others are just past it and entering the first-service decision window.
Prosper is a town of larger lots and bigger homes — Gentle Creek and Star Trail have 5,000+ sq ft floor plans with multiple systems running simultaneously. Longer duct runs, more zoning decisions, tall foyers and great rooms that fight you on the cooling load all summer. We've worked on enough Prosper houses to know that what works in a typical Frisco subdivision doesn't just scale up. Equipment sizing matters more here. Duct design — sealed, supported, and balanced — is the difference between a system that struggles and one that runs quietly for two decades.

Yes. A builder warranty doesn't mean you can only call the builder — you can use any licensed Texas HVAC contractor. In fact, an independent tune-up and inspection is often how homeowners find out their system was installed incorrectly before the warranty expires. We document everything so you have a record either way.
